Minutes of the regular meeting of the Board of Directors on April 7, 2008
The regular meeting of the Board of Directors was called to order at 3:10 PM at the home of Ralph and Jeanne Legg. Board members in attendance were President Don Nester, Vice-president Dave Palmer, Secretary Forrest Dobbs, Treasurer Ralph Legg, Carole Pfoutz (CC&R Committee Chairperson), Joyce Dobbs (Ridgettes Chairperson), Carole Robinson (Newsletter Editor), and Jeanne Legg.
Minutes of the last regular meeting of February 4, 2008 were approved as corrected.
Treasurer Ralph Legg reported a positive balance that is within budget. Eighty-eight resident families have renewed or joined the Association.
In the absence of the senior block captain, Cori Frank, Joyce Dobbs presented the revised Block Captain Guidelines to the Board. After discussion, this document was approved by the Board with three ayes and one abstention. A copy of the document is attached.
The Architectural Control Committee and the CC&R Committee had no activity to report.
Joyce Dobbs reported that the Ridgettes’ events for the remainder of the year have been set. A post card noting the hosts, places, dates, and times for April and May have been sent. Joyce expressed her thanks to Nancy Bertuccelli for entertaining the group at her store, Bearly Quilting. She also thanked Betty Nester for coordinating this event, which included a pot luck luncheon. A host for the June Summer Party/General Meeting is still needed.
Don Nester reported that the website list of residents has recently been updated. Further editing will be continued as needed.
Dates were set for the next newsletter. All articles, photos, or other information should be submitted to Carole Robinson by April 15. Carole will e-mail a draft to the Board on April 22 and any changes should be returned to her by April 24. The newsletter is to be sent out on April 28.
A letter to be sent to owners of dogs seen without leashes with disregard of the CC&Rs and Tuolumne County ordinances was discussed. The letter will be reworked and presented to the Board at the next meeting for approval.
Dave Palmer reported on the result of his contacting the resident and also the owner of the home on lot 111 with regard to CC&R infractions. As of now the current resident has a lease to buy with June, 2008, as the anticipated date of transfer. The current resident has been cordial and has initiated a clean-up of the property with positive results.
The yearly Clean-up Day was set for May 13, 2008. Bill and Cres Anton have volunteered to host a barbecue for the volunteers following the work day. Any resident wishing to participate should meet at the Anton home at 16560 Parkridge Ave. at 10 AM.
Workers should bring gloves, “grabbers”, and plastic bags.
After recent suspicious events Don Nester has requested the County Sheriff Department to patrol Ridgewood. They will try to patrol at least twice weekly, particularly in the evening. The primary barking dog issue has been resolved. However, if anyone continues to have a problem, call the Animal Control at 209-984-1338.
President Nester led a discussion regarding the responsibilities of real estate agents with regard to their representation when listing properties in Ridgewood. Suggestions for how to handle misrepresentations in the future were made. The Board will review this topic for future action.
Dave Palmer proposed a budget for the next year. He used an average of 2006 and 2007 income and expenses. Our income is primarily form membership dues and our expenses in the past have been for postage, printing, website, post office box rental, and defraying the costs of the Summer Party/General Meeting, the December Party/General Meeting, and Clean-up Day. At the last general meeting a maximum amount of $50 was set for each of the three events with any expenses exceeding that amount needing to be approved by the Board.
Carole Robinson and Carole Pfoutz volunteered to contact the president of the Board of Realtors to be the guest speaker at the June Summer Party/General Meeting. Forrest Dobbs volunteered to contact Cyndi and Todd Simonson to see if they would host the June event. The location and date will be published the April newsletter when decided.
The terms of the vice-president and treasurer offices are due to expire on June 30. Residents who are interested in running for either of these offices may contact a Board member to volunteer to be on the ballot. Volunteers will also be solicited in the April newsletter.
Tuolumne County has invited a representative of Ridgewood Neighborhood Association to view their public works projects and other points of interest on May 21, 2008. They will travel by bus leaving at 8 AM. President Nester has volunteered to represent us.
The next regular meeting is set for July 7, 2008 at 3:00 PM at the home of Joyce and Forrest Dobbs.
