Minutes of the regular meeting of the Board of Directors on April 13, 2009

The regular meeting of the Board of Directors was called to order at 3:00 PM at the home of Ralph and Jeanne Legg. Board members in attendance were President Don Nester, Vice-president Dave Palmer, Secretary Forrest Dobbs, Treasurer Ralph Legg, Carole Pfoutz (CC&R Committee Chairperson)and Conny Simonis (Newsletter Editor).

Minutes of the last regular meeting of February 2, 2009 were approved as corrected.

Treasurer Ralph Legg reported a positive balance as of March 31, 2009. Membership is now at 92.

There has been no activity by the Neighborhood Watch/Block Captain committee. A Block Captain chairperson is still needed as well as a replacement for Block 1.

Dave Palmer reported that there has been no activity by the Architectural Control committee.

The Board discussed the misleading information in the ad of Coldwell Banker for the sale of 16170 Parkridge. Carole Pfoutz, CC&R Committee chairperson, will make contact Clark Segerstrom by phone and letter expressing the need for revision of the ad.

Postcards have been sent by Carole Robinson, Ridgette chairperson, detailing the Ridgette activities for April, May, and June.

The website has been updated

The next newsletter will be mailed on April 27 with articles for inclusion needing to be sent to Conny Simonis by April 20. Information to be included will be a reminder of the Clean-up Day on May 12, Ridgette activities, the Summer Party/General Meeting at the Bertuccelli residence on June 14, a review of the Amerigas propane co-op, another reminder for any who wish to join the Association or renew their membership, and a ballot for the election of a new president, secretary, and member-at-large. A new roster of owners will be attached to the newsletter.

The Board discussed possible candidates for the three offices about to be vacated. Bim Hastings has agreed to be listed as a candidate for the office of member-at-Large.

The Board discussed the proposed assessment for CSA #32. Several changes of major importance are included in the new notice. President Nester will include information in the next newsletter about these changes which include the possibility of our losing the $200,000+ we have accumulated if the assessment is not approved and the CSA is placed on inactive status.

After a final check of properties in need of brushing and/or vegetation control, letters will be sent to identified lot owners detailing specific problems that need to be addressed.

Correspondence received includes a thank-you from Carole Robinson for the gift she received for her service as newsletter editor and a note from John and Marcia McCardy indicating their desire to host either the June Party/General Meeting or the Christmas Party in 2010.

The next regular Board meeting will be held on Aug. 10, 2009 at 3:00 PM at the home of Ray and Carole Pfoutz.

As there was no further business, the meeting was adjourned at 4:30 PM.
