Minutes of the regular meeting of the Board of Directors on April 5, 2010


The regular meeting of the Board of Directors was called to order at
3:00 PM at the home of Carole and Richard Robinson. Board members in
attendance were President Dave Palmer, Treasurer Ralph Legg, Secretary
Kathie Isaac-Luke, CC&R Committee Chairperson Carole Pfoutz, Ridgette
Chairperson Carole Robinson, Richard Robinson, homeowner, and Dave
Holton (Architectural Control Committee.)

Minutes of the last regular meeting of January 11, 2010 were approved
and accepted.

TREASURER'S REPORT:  Ralph Legg reported a positive balance. Dues have
been collected from 86 homeowners, which reflects 59% of property
owners. The Treasurer's report was accepted as presented.

BLOCK CAPTAIN COMMITTEE REPORT:  Carole Pfoutz reported that a Block
Captain meeting has been tentatively set for early May. Current Block
Captains are listed on the website.

ARCHITECTURAL COMMITTEE REPORT:  Dave Holton reported that since the
last board meeting, there have been three issues reviewed by this
committee, and they are as follows:

1. In response to a phone call from a homeowner, on January 30, Dave
Holton and Joan Bergsund went to the home and looked at construction
plans for a bathroom addition. They told the homeowners the project
was acceptable. Subsequently, Dave Holton wrote the homeowners a
letter telling them the ACC has no jurisdiction over Unit 1, where
their property is located.

2. On February 4, 2010, Joan Bergsund and Marty Gerbasi met with a
homeowner with plans to add a partial third level with a bedroom and
bath. They encouraged him to read the CC&Rs and come back to the ACC
with conforming plans. The ACC will try to stay informed about further
plans and activity on the property.

3. In late March, it came to the attention of the ACC that an apparent
storage building was under construction near the back of a Ridgewood
property. ACC members have not been contacted about the project, even
though it falls under ACC authority. The ACC will contact the owners
and inform them of the need for ACC approval of the project.


WEBSITE COMMITTEE REPORT:  In the absence of Don Nester, there was no
report from this committee. Dave Palmer reported that there have been
some problems accessing the website. Dave reported that the website
can best be accessed by omitting www. before typing in the web
address.

CC&R COMMITTEE:  This committee had nothing to report.

RIDGETTES:  Carole Robinson reported that the next meeting of
Ridgettes would be a games and pot- luck luncheon at the home of Sandy
Piercey on Wednesday, April 21. Carole Robinson will host the May
meeting, with details to be announced. The June event will be the
Annual Meeting and Summer Party. Postcards to the Ridgettes will be
mailed shortly.

NEWSLETTER: In the absence of Conny Simonis, there was no report from
this committee. Dave reported that he would contact Conny about the
deadline for the next newsletter and guidelines for new articles.

OLD BUSINESS: Dave Palmer reported that there is still no Block
Captain for Block One, and that no one has responded to his emails
requesting a volunteer for this block.

NEW BUSINESS:

Dave Palmer announced that Sally and Doug Clark have volunteered to
host the annual summer party, which has been tentatively set for June
27. Details will be forthcoming when confirmed.

Dave Palmer reported that there will be no organized Spring cleanup
this year since trash and debris have been greatly reduced now that
construction in the area has slowed.

There is still a drainage ditch issue on Parkridge, where brush and
blackberry bushes growing in some of the gutters have caused water and
mud to back up. After discussion, the board suggested that any
homeowners faced with this situation be notified and asked to clear
the brush blocking the gutters.

The board suggested a newsletter entry discussing methods to remove
noxious weeds, especially starthistle, since this is the season to
eradicate it before it starts to bloom and spread.

Ralph Legg volunteered to monitor the AMERIGAS propane prices for the
Ridgewood Co-Op and to post this information on the website.

The next regular Board meeting will be held at 3:00 PM on Monday,
September 13, 2010 at the home of Ralph and Jeanne Legg.

As there was no further business, the meeting was adjourned at 4:40 PM.
